Things That Make Life Easier!

All Residents (owners, guests, or renters,) are entitled to and enjoyable experience and respect for their rights comfort and convenience. Our rules are based on safety issues and common courtesies. Although they restrict our behavior, they make everyone's stay more enjoyable. We expect voluntary compliance.

PROPERTY MANAGER: Our property management company is Royal Shell - Laurel Burnsed 239-472-0911 will be able to help you. In case of emergency, call 911.

HOURS: All Residents should maintain “quiet hours” from 11:00pm to 8:00am as a courtesy to their neighbors.

HOME OCCUPANCY: In no case can the max occupancy exceed 6 persons.

PETS: Without exception, guests and renters are not permitted to have pets of any sort.

BALCONIES /RAILINGS AND COMMON AREAS: For the appearance of our community, we do not permit the hanging of bathing suits, towels, wash, etc. from the stairs or porch railings or balconies beach toys, umbrellas, etc. should be stored inside unit. Common areas inside & outside the building will be used for the intended purpose and no other.

TRASH AND RECYCLING: Trash chutes are located on the landings between the 1st & 2nd floors and between the 2nd & 3rd floors. All trash should be placed in plastic bags. Recycling for cans, bottles, plastic and newspapers is located under the building on the main level.

VEHICLES/PARKING: Limit of 2 cars per unit at any time, including guests of guests; Parking is only permitted in designated areas. Spaces are assigned. Cars parked in violations of these rules WILL be towed at the owners expense. No trailers, boat trailers, motor homes, motor scooters, or motor bikes are permitted on the property. If you need to store a boat trailer, arrangements can be made through Laurel at Royal Shell 239-472-5050 Golf Carts and bicycles are very welcome. Our speed limit is 5 miles per hour.

GRILLING: For fire safety reasons, no grilling is allowed on the laini. There is a lighted gas grill in the picnic area. Others are located by the pool.

BEACH: The beach is located directly acrosss the street.

SWIMMING POOL: NO LIFEGUARD IS ON DUTY. Pool hours are dawn until dusk. Residents are responsible for the safety and good behavior of themselves and their guests. Unsupervised children, excessive noise, or unruly play are not permitted. Diving is not allowed. Children who are not toilet trained must wear swimmer diapers. Beverages in breakable containers are not permitted. Inflatabel toys are allowed only if they do not interfere with others.

TENNIS COURTS: The tennis courts open for play at 7:30 am and close at dusk. Sign up sheets are available at the courts. Play is limited to one hour, especially if others are waiting. The courts are damaged by inappropriate use. Thus, only proper tennis shoes with white soles are permitted. Bicycling, skateboarding, in-line skating and other non-tennis activities are not permitted.

BOAT DOCKS: NO MARINA STAFF ARE ON DUTY. Dock hours are dawn to 11:00 PM. Sunset Captiva Baysid, has a limited number of boat docks that are available for use by confirmed reservation only. Reservations requests and questions should be directed to George Hoch at 239-395-3167. Boat trailers may not be stored at Sunset Captiva Bayside. Contact Laural at Royal Shell for information on storing trailers. Boat owners and users are fully responsible for their vessels and any damage to other property that may result from their use or dockage. Proof of proper insurance must be available if requested. Unsupervised children are not permitted on the docks at any time for safety reasons.

SUMMARY: What makes this a very special place it is everyone’s mutual respect and courtesy.
